Morguard’s Magnificent Murals: The Role of Public Art in Economic Development

Murals are a prime example of placemaking, the process of transforming public spaces to strengthen the connection between people and the places they share.

With bold colors and bright, white backdrops, new murals throughout Rockville Town are drawing attention – and visitors. Featuring imagery such as vibrant bloom of flowers, honeybees in flight, and the signature “The Square” logo, these murals reflect a community in full bloom. Located in highly visible spots like Five Guys at 130 Gibbs St. and on Citizens Bank at 200C E Middle Lane, the murals are more than just decoration – they’re a sign of Rockville Town Center’s transformation and growth.

In September 2022, Canadian real estate firm, Morguard, purchased the retail portion of Rockville Town Square for $33 million, adding to its ownership of the Fenestra apartments since 2017. Originally known as “Rockville Town Square,” Morguard rebranded the area as “The Square” as part of the revitalization effort, and to improve its recognition and memorability.

“This is just the start of an exciting new chapter,” said Joshua Nolan, Associate Vice President at Morguard in a statement published by Business Wire. “We’re focused on creating a lively and welcoming space where people can come together, make memories, and enjoy new experiences.”

In collaboration with Viva Creative, a Rockville-based experiential communications agency, Morguard’s vision for The Square is taking shape. Morguard commissioned The Square’s murals from local artists around Montgomery County to reflect Rockville’s vibrant and diverse community, while encouraging interaction and discovery. The murals feature QR codes that lead to The Square’s website with information about nearby businesses and happenings, turning each mural into a digital gateway for exploration.

Through thoughtful design and creative storytelling, murals help transform ordinary spaces into destinations. At The Square, they create an inviting atmosphere that encourages visitors and residents to linger, explore and engage.
By integrating public art into its broader economic development strategy, Morguard has laid the foundation for increased foot traffic, stronger brand identity, and a vibrant local economy.
