MAY 2017

Guggenheim Partners Lease Additional 15,250 SF in King Farm

Adding to their presence at 805 King Farm Boulevard, the global investment and advisory firm signed a deal for 15,250 SF down the road at 702 King Farm Boulevard.  The Guggenheim Partners’ deal helps the Class A building offset the previously-announced loss of Avendra to a neighboring development in early 2018.

 

APRIL 2017

Research Triangle Biotech Company Relocates into 7,132 SF

Attracted by the proximity to the National Cancer Institute and the region’s exceptional workforce, Mokobio is relocating its U.S. R&D Center from Durham, NC this month to 1445-1455 Research Boulevard in Rockville.

With a combined lab and office setup, the company will perform R&D on its early cancer detection technology and hire a sales team to support their growth.

Mokobio’s global headquarters is in Beijing.

 

MARCH 2017

Vacant 27,500 SF Building at 1335 Piccard Drive Nets $4+ Million

Formerly occupied by the Montgomery County Department of Health and Human Services, the two-story flex building was purchased by JARHER Investment LLC for $4.2 million with the intention of transforming it into a senior care facility.

 

FEBRUARY 2017

Ingleside Retirement Services Leases 9,734 SF at 2275 Research Boulevard

Operators of retirement communities in DC, Maryland, and Virginia, Ingleside Retirement Services moved to Rockville in close vicinity to its King Farm property, which is undergoing an expansion due to deliver in 2019/2020 named Gardenside.

With Ingleside’s move the 150,000 SF building is approaching the 90% occupancy mark with other major tenants including BrightView Landscaping Services, Chevo Consulting, and ExecuSuites I-270.

 

JANUARY 2017

NIKA Relocates into 17,042 SF at 2000 Tower Oaks Boulevard

A global provider of an array of services, including architecture, engineering, and operations solutions, to governments and industries, NIKA signed a deal in January to relocate its headquarters from 451 Hungerford Drive to the Class-A building at 2000 Tower Oaks Boulevard. Along with the move, the company is expanding its footprint from 13,000 square feet.

NIKA has been located in Rockville since its founding in 1998 and employs approximately 70 people at its headquarters. The company recently won contracts for the Air Force Medical Support Agency, Department of Veterans Affairs, and the U.S. Army  Medical Command.

 

DECEMBER 2016

Cybersecurity Firm Moves into 8,640 SF at 2101 Gaither Road

With a move across Shady Grove Road, Alqimi brings their expanding headquarters into the City of Rockville limits. The information technology company provides sophisticated services including cybersecurity, big data, and software development.

With additional offices in Virginia, Colorado, and India, Alqimi hosts an impressive client list including the IRS, HUD, DOD and NSA.

 

NOVEMBER 2016

55,000 SF Purchased by Owner-User at 6 Taft Court

Parties represented by Ro Waldron & Bill Quay of Avison Young and Siu Cheung Rossman of Global One Real Estate

The vacant 55,350 SF building on the City’s east side was purchased for $5,000,000 by a group of investors with plans to use the majority of space for senior and child day care facilities. The remainder of the building will be available for lease.

 

OCTOBER 2016

Credible Behavioral Health Software Expands into 38,345 SF at 1 Choice Hotels

With a quickly expanding client list, Credible Behavioral Health Software opted to move to this prime location in Rockville where they occupy the top level, plus the majority of an additional level. Offering great views into Rockville Town Center and the surrounding area, the building offers the access and amenities needed to attract its skilled workforce.

Due to Credible’s success in following its mission to improve the quality of care and lives in behavioral health, the company has received numerous accolades including the Inc. 5000 List, Inc. Top 50 Workplaces, and Deloitte’s Technology Fast 500. The company plans to hire 100 employees in the near future to complement the existing 86 at the Metro-adjacent building.

Information Innovators Consolidates into 50,000 SF at 1455 Research Boulevard

Information Innovators Inc., also known as Triple-i, defines, develops, and implements solutions to solve their federal government customers’ hardest problems. They are experts in enterprise IT services, cybersecurity, software and data solutions, intelligence and geospatial technologies, and more.

Triple-i  recently acquired two local companies, CCSI and GNSI, and signed this deal to consolidate their offices. While GNSI will take occupancy this fall, CCSI will not follow until its current lease concludes in early 2019.

Computer Packages, Inc. Takes Remaining 25,000 SF at 11 N Washington Street

Headquartered in Rockville,  Computer Packages, Inc. has been providing intellectual property management systems and patent audit services for over 45 years. With several offices around the U.S., as well as France, Italy, The Netherlands, and Spain, the employee-owned company is the largest provider of IP services.

Computer Packages, Inc. is relocating and expanding from a location on Rockville Pike. The company signed a long-term deal and quickly took occupancy of several suites at 11 N Washington, which is now fully-leased.

 

JULY 2016

Avendra Expands Headquarters with 48,808 SF Lease at 540 Gaither Road

Headquartered in Rockville since its founding in 2001, Avendra is North America’s leading procurement services provider serving the hospitality and lodging industries. The move to 540 Gaither Road will expand their operations by 6,850 square feet and allow them to build an on-site kitchen to test innovative solutions for their clients.

Avendra currently has 200+ employees in Rockville and expects to add 15 jobs within three years. The company plans to take occupancy in January 2018 after completing extensive renovations when Health & Human Services departs in 2017.

 

JUNE 2016

Cornerstone Montgomery Buys 31,857 SF Building at 2 Taft Court

Cornerstone Montgomery is a nonprofit organization that empowers more than 2,400 adults and transition aged youth living with mental health and substance abuse disorders to live, work, and integrate successfully within the community. With the purchase of 2 Taft Court, Cornerstone is able to combine various services in one facility, which will allow them to better serve their clients.

The organization expects to have nearly 80 employees at the facility, while also leasing 4,000 square feet to collaborative providers Interfaith Works and Community Clinic, Inc. For the renovation work, Cornerstone has hired Rockville-based HBW Group to complete nearly $1.75 million worth of improvements.
